PERSONAL AND UP CLOSE
Loop Real Estate was established in 1975, opening an office
in Ridge Farm where Connie (
After 17 years of doing business in the southern part of
Vermilion County, Loop Real Estate moved to 1019 N. Vermilion, Danville in
1992.
In 1993, Broker/Owner Connie Loop married
"farmer-by-trade" Leland Davis and insisted that Leland get a real
estate license if he ever hoped to answer the phones.
The next two years saw more changes in the real estate
industry as well as Loop Real Estate than had occurred in the previous 17
years.
As President-Elect of the Danville Area Board of REALTORS in
1994 and President in 1995, Connie traveled, attended meetings and conventions
across the state, learning of changes to come, both in the real estate law and
real estate agent's practices.
Leland, not willing to let Connie travel alone, and a very
excited, eager beaver new agent, attended all the meetings, etc. with Connie.
As a result, a lot of the ideas learned at these meetings
were kicked around, explored, studied and little by little put into use by Loop
Real Estate at Leland's urging.
WHAT ARE SOME OF THE INOVATING IDEAS THAT LELAND HAS STRUGGLED THROUGH AND PUT INTO PRACTICE?
1. 24 HOURS A DAY, live contact with your agent. We are a
small office, just Leland and Connie. No secretary, no 3rd party to go through
to talk to your agent. When we leave the office, 442-0300 is forwarded to our
cell phone. If we are in a bad reception area, you'll get our cell phone voice
mail. Leave a message. That will alert Leland's pager that we have a message on
our cell phone. That took one whole winter of dozens of phone calls to Ma-Bell
to arrange that system, but we pride ourselves in answering calls within 10
minutes. Who else can or will offer that?
2. Only office in Vermilion County to e-mail clients the new
MLS listings entered into that system the previous day. We now have over 300 on that mailing
list. {We used to “SNAIL MAIL” those
lists but now, thanks to the World Wide Web, one push of a button sends
complete long print outs to all those clients]
You can receive the free daily mailings by going to our site at www.soltec.net/loop and type in your
e-mail address.
3. First in Vermilion County to put listings on the World
Wide Web. Leland's enthusiasm for computers and where they are heading prompted
him to volunteer for the MLS committee and has been instrumental in the
selection of the system in the
Multiple Listing Service that allows us to pull up
properties with color pictures for your viewing when you visit our office. Or, we can e-mail them to you.
4. FIRST office in Vermilion County
to offer representation to BUYERS! Even before law made it official as
of January 1995 that whoever an agent is WITH is that agent's CLIENT!
5. FIRST office in Vermilion County to aggressively pursue
Exclusive Agency Listings whereby a seller can produce the buyer and save the
selling portion of the real estate fee.
6. FIRST office in Vermilion County to offer full service at reasonable rates. Call for more
details.
7. Your home ON THE INTERNET
within 24 hours of listing for sale with Loop Real Estate. Additional web sites are: www.realtor.com, www.homeseekers.com and www.homeadvisor.com and www.loopre.com.
8. FOR SALE BY OWNERS, Loop
Real Estate will put a full color picture of your home and your phone # ON THE
INTERNET, free of charge.
9. Leland became the first Vermilion County Illinois REALTOR to earn the prestigious designation from the National Association of REALTORS…e-PRO.
10. First office to have all MLS listing at web site. www.LoopRE.com
We simply ask for the TIME TO EARN YOUR TRUST! We are only
rewarded for our efforts at the closing table WITH YOU.
WHAT'S NEXT???? You can be certain that this office is ever changing to meet the needs of the sellers and buyers who entrust their real estate needs to us. Now that you know something about us, we look forward to learning about you.
OUR GOAL at Loop Real Estate is for you to be so impressed
by our consummate professionalism, hard work, creative ability-solving ability,
and integrity that you say nice things about us to all your friends and
associates and vow that in the future
you would never work with anyone but us.
THANKS FOR YOUR TIME
Federal anti-trust
law prohibits companies from fixing real estate fees between themselves. Real
estate fees are determined by Brokers based on their cost of doing business and
overhead. This applies to listing fees as well as buyer agency fees. If you are
currently under exclusive contract with an agent it is not
our intention to solicit the business of other Brokers.
